Pre Approval and Application
Everything begins with a secure online application that takes about five minutes to complete. The more detail you can provide, the faster I can match you with the right lender. Once your application is submitted, I review your information and begin shaping a plan that fits your needs and goals. If you are starting your home search, I also secure a rate hold so you can shop with confidence.
Processing Your Application
After your application is received, I reach out to review your details, answer questions, and make sure nothing is missed. From there, I prepare your file and send it to one or more lenders who are the best fit for your situation. This is where we look for the most competitive rate and the mortgage product that truly supports your long term goals.
Approval and Acceptance
Once a lender approves your application, you will receive a Mortgage Commitment outlining the terms of your approval. I walk you through this document so everything is clear. You sign and return the commitment along with any additional documents needed. After the lender reviews and accepts the final paperwork, your file moves to the next stage and is prepared for closing.
Funding and Your Closing Appointment
Your mortgage is now ready to be registered. This happens at an appointment with your lawyer or with a facilitating company such as FCT or FNF. I will let you know your options well in advance so you can choose what works best for you. At this appointment you will sign your final documents. Once completed, the lender releases the funds to the seller if you are purchasing or to your current lender if you are refinancing, renewing, or transferring.
Support Beyond Funding
Your mortgage closing is not the end of our relationship. I stay with you for the entire life of your mortgage. I help you review your mortgage when your term is coming up for renewal. I assist with refinancing when life changes and you need a new plan. I support you if you want to access equity, buy a second property, or become mortgage free sooner. You can reach out anytime.
