Clear, simple mortgage guidance for Lloydminster and nearby communities, from first step to final approval.

200+ Happy Home Owners
Welcome. I am so glad you are here. I am Joni and I work with homeowners and homebuyers on both sides of the Alberta and Saskatchewan border. My office is in Lloydminster and I also help people in Vermilion, Kitscoty, Marwayne, Wainwright, Mannville, Lashburn, Maidstone, Turtleford and many other surrounding communities.
My goal is simple. I want you to feel informed, supported and completely comfortable with the mortgage process. You will never feel rushed or pressured. I explain everything in everyday language and help you compare mortgage options from several lenders so you always understand what you are choosing and why.
If you are buying your first home or upgrading to something with a little more room, I am here to guide you from the first conversation all the way to the moment you get your keys.

Whether this is your first home or your next one, I walk you through pre-approval, interest rates, available programs and what you can comfortably qualify for. The goal is clarity and confidence from day one.
Renewals are a great opportunity to see if there is a better rate or a better fit. I compare several lenders and help you choose the option that supports your long term goals.
Refinancing can help you lower monthly payments, access equity or make room for renovations and other needs. I help you understand every option clearly so you can make a choice that suits your life.
If you are buying your first home, you probably have a lot of questions. That is perfectly normal. I explain programs, down payment options, credit requirements and anything else you are curious about.
If high interest debt is weighing you down, rolling it into your mortgage can create breathing room. Together we can explore what that would look like and whether it is the right move for you.
Your home can sometimes help you reach new goals. I help you explore safe and smart ways to use your equity while protecting your long term plans.
When you work with me, you get someone who is genuinely invested in your success. I listen carefully, ask the right questions and walk beside you through every part of the process.
Clients appreciate that I understand life in our region and the realities of working across two provinces. You get the experience of someone who knows this market well and the peace of mind that comes from having clear, personal guidance rather than a call centre or automated system.
You deserve a broker who treats your goals like they matter. That is what I bring to every conversation.
Your application only takes a few minutes to complete and it gives me everything I need to begin building your mortgage plan. Most clients start right here. Once you submit your information through Finmo, I will follow up personally with the next steps.

Although I work from Lloydminster, I help people from many surrounding towns and rural communities. Some of the areas I most commonly serve include Lloydminster, Vermilion, Kitscoty, Marwayne, Wainwright, Mannville, Lashburn, Maidstone and Turtleford.
I am licensed in both Alberta and Saskatchewan, which means I can help you no matter where you live in either province. If you live outside these towns, you are still welcome here. If you need a mortgage, I can help.
Here are a few popular questions I receive often. If you would like to learn more, you can visit the full FAQ page.
A mortgage agent is a licensed professional who helps you secure a mortgage by comparing options from a wide range of lenders. Unlike bank employees, mortgage agents are not tied to one financial institution. Their role is to represent your interests, not a single lender’s products.
By working with an Indi Mortgage agent, you gain access to many lending options and competitive mortgage solutions you may not find on your own. Our team uses strong lender relationships and proven negotiation experience to help secure favourable rates and terms that align with your financial goals.
In most cases, there is no cost to you for using a mortgage agent if your application meets standard lending criteria. Our compensation is typically paid directly by the lender once your mortgage is completed. If a fee is ever required, it will always be clearly explained and confirmed in advance so there are no surprises.

When arranging a mortgage, there are several common expenses to plan for beyond the purchase price of the home. These may include legal fees, property appraisals, home inspections, and costs related to setting up utilities.
Because every situation is different, the exact costs can vary depending on the property and financing details. For a clear breakdown based on your specific needs, review our cost information or connect with us directly to walk through your personalized mortgage plan.
A mortgage is considered insured when the buyer provides less than 20 percent of the home’s purchase price as a down payment. Canadian lending rules limit lenders to financing up to 80 percent of a property’s value unless mortgage default insurance is in place. This insurance is provided through organizations such as CMHC, Canada Guaranty, or Sagen and exists to protect the lender if the mortgage goes into default. When insurance is required, a premium is applied and typically added to the total mortgage amount rather than paid upfront.
An uninsured mortgage applies when a buyer puts down 20 percent or more. In these cases, mortgage default insurance is usually not required and no insurance premium is added. That said, there are situations where a lender may still require insurance based on factors like the property’s location, type, or risk profile.
Understanding how insured and uninsured mortgages work can help you choose the option that best fits your financial position and long term plans.
A mortgage pre-approval plays a key role in the home buying process because it gives you a clear understanding of what you can afford before you start looking at properties. Knowing your approved price range upfront helps you shop with confidence and prevents you from falling in love with a home that sits outside your budget.
Pre-approval goes beyond estimating a monthly mortgage payment. It factors in the full cost of homeownership, including property taxes, utilities, and other ongoing expenses that can catch first-time buyers off guard. Reviewing these numbers early allows you to make informed decisions based on what fits comfortably within your financial lifestyle.
While online calculators are a helpful starting point, they do not reflect a lender’s full approval criteria. Working with an Indi Mortgage professional ensures your pre-approval is based on real lending guidelines, not assumptions. If any concerns arise, addressing them early gives you time to correct issues before you begin house hunting.
And if you are not quite ready to qualify, we can help you create a clear plan to strengthen your position so you are prepared for a future purchase.
If you enjoy understanding how things work before you make a decision, this section is for you. These blog posts break down the mortgage world into short, easy lessons that help you feel more confident and informed.
